I cannot remember the last time my blood has been boiling to this point! Suntrust is a filthy criminal operation engaging in mortgage fraud. When I calm down a bit I will post further details, I will just say this now. Through no fault of my own, I have a -200 point hit to my credit score because of these bastards.

The American credit scoring system assigns every citizen a numerical value between 300 (worst) to 850 (best). The higher your score, the better your chance of getting a loan with a favorable interest rate. Most Americans are in the neighborhood of 600-800. Generally speaking, if your score is 720 or higher, you can pretty much get your pick of loan rates.

Sounds like Jim had his score lowered because of an issue with SunTrust.

In late May I refinanced my Florida home to get a lower rate of 5%. I had a mortgage with Suntrust, which I never had a late payment with. The refinance was with Bank of America. The refinance went through, I got a settlement statement from the title company and I started paying my new mortgage.

Fast forward to mid-July, I start getting foreclosure notices from Suntrust and their nasty collections department starts calling the house. Their collection department acts like they know nothing about a refinance and they want 3 months worth of mortgage + late fees or they will foreclose. This could be a really long story, so I will try to give cliff notes. The title company had to pay by wire transfer by June 1st, which they did. Suntrust claims they did not get it on the first, but rather the 2nd. Therefore they say it was late and was short a month's interest. Did they notify the mortgagee? *NO* They claim to have contacted the title company, the title company denies this and Suntrust has no proof. Suntrust sits on the wire for a week and allegedly returns it to the title company. Still no notification of the mortgagee.

Fast forward to mid August and tons of phone calls from me, ending in me threatening specific legal action to both Suntrust and the title company. They get it worked out to where the new wire is made in the total amount currently due with additional interest due. I have a zero balance, but Suntrust is mealy mouthed about if they impacted my credit score. I suspect they did, but I apply for a loan at my local credit union. I get rejected because they see a house 4 months late on a Suntrust mortgage and a 509 credit score. I was at about 700+ before this nonsense. I start calling Suntrust again and keep getting shuffled between their nasty collections department and their apathetic customer service. Eventually I am told they will do nothing unless I get the title company to write a letter stating they were at fault. Again, mortgagee never was informed and they know this but they refuse to reverse erroneous reporting. After some time on the phone with the title company, they agree to provide a letter to Suntrust stating the wire was late due to a shortage. After some more nastiness on the phone with Suntrust, they will supposedly update the 3 credit reports some time next week. I will believe it when I see it.

Before you think it is just me, the title company has had 9 (NINE) more people with the same issue after me. If this one title company has 10 people with this issue with Suntrust and only Suntrust, imagine how many people in total are going through this with Suntrust? In the USA your credit score is all important. I *might* be getting laid off again any day now, with a bad credit score landing a new job becomes near impossible. All for something I had no control over and they could care less Looks to me they are playing games to ransom additional interest, regardless of the scorched earth damage they inflict on people's credit score. Anyone who hears my voice will know to never deal with these crooks.
 
Sounds like your title company may not be entirely on the ball either. Aren't they supposed to protect you from stuff like this?

Yes, they may not be without fault here, but they aren't the scumbags who torched my credit reports without notification. There is a lot of finger pointing between the title company and Suntrust. Suntrust claims they contacted the title company about a shortage, but have no proof. The title company claims that is a myth, never happened. Suntrust doesn't even pretent to claim they notified me, they never did until foreclosure notices much later.
